Navigating the Timeline of Filing a Homeowners Insurance Claim with Confidence
8/8/2023 (Permalink)
The crew, the equipment, the know-how to serve you no matter what disaster comes your way.
Have you ever wondered how long it takes to file a homeowners insurance claim? The answer might not be as straightforward as you think. Depending on various factors, from the nature of the damage to the diligence of your preparation, the timeline for filing a homeowners insurance claim can range from just a few days to several months. In this blog post, we'll delve into the intricacies of this process and provide you with insights to help you better understand what to expect.
1. Simple Cases vs. Complex Scenarios
Filing a homeowners insurance claim can be a breeze for straightforward issues like a flooded basement or a fallen tree. These cases can often be resolved relatively quickly. However, when multiple factors are at play, such as extensive damage or various types of harm, the process may become more intricate, prolonging the time it takes to resolve the claim.
2. The Instant Gratification Myth
While the digital age has made it possible to file a claim from the comfort of your computer, don't be fooled by the allure of instant gratification. Some claims might seem minor, such as a damaged fence, but when you factor in your deductible and the potential impact on your future insurance rates, it might not be worth the hassle. Remember, each claim you submit comes with the potential to raise your premiums, so weigh the costs and benefits carefully.
3. The Role of the Insurance Adjuster
For significant claims that warrant attention, insurance companies often dispatch an insurance adjuster to assess the damage and estimate repair costs. This step can significantly influence the timeline of your claim. Depending on the volume of claims being processed, the adjustment process could be swift or take some time, especially during peak periods like after a major storm.
4. Dealing with Multiple Insurance Companies
In scenarios where damage stems from multiple sources, the process can become even more complex. For instance, in the aftermath of a hurricane that brings both wind damage and flooding, you might have to deal with two separate insurance companies—one for wind damage covered under your homeowners insurance and another for flood coverage, which is often not included in standard homeowners policies. This duality can inevitably lead to delays in resolving your claim.
5. Navigating Time Limits and Regulations
It's crucial to familiarize yourself with the terms of your insurance policy. This includes understanding the window of time within which you are allowed to file a claim. Additionally, most states have regulations that dictate the timelines for both policyholders and insurers to ensure a smooth claims process. Adhering to these timeframes is essential to prevent any unnecessary hold-ups.
6. The Power of Documentation
To expedite your claim, comprehensive documentation is your strongest ally. Collecting evidence such as photographs, an itemized list of lost items with estimated values, and any other relevant details can significantly streamline the process. The more comprehensive your documentation, the smoother your claim process is likely to be.
When you work with professionals like SERVPRO of Western Lancaster County and East York, the process can be even more seamless. Their experienced team can help you navigate the complexities of the claims process, offering expertise and support during every step. From documenting the extent of the damage to coordinating repairs, SERVPRO can ease the burden on your shoulders, ensuring that your claim is handled efficiently and effectively.
In conclusion, the timeline for filing a homeowners insurance claim is far from a one-size-fits-all scenario. Whether your claim is resolved within a few days or stretches over several months depends on the intricacies of the damage, your preparedness, and the cooperation of insurance adjusters and multiple companies if necessary. By understanding these factors and being proactive in your approach, you can navigate the claims process with greater confidence and efficacy. Remember, patience and thoroughness are your allies when seeking resolution after an unexpected event damages your home.
Navigating Homeowners Insurance Claims: A Guide by SERVPRO of Western Lancaster County

We will get you through your tough time.
When Should I File a Homeowners Insurance Claim?
When it comes to filing a homeowners insurance claim, timing is everything. Acting promptly and strategically can make a significant difference in how smoothly the claims process unfolds. In this guide, brought to you by SERVPRO of Western Lancaster County, we'll explore the ideal timing for filing a homeowners insurance claim and provide you with insights to make informed decisions.
1. Swift Action and Practicality
The key to a successful insurance claim is prompt action. Once your property has been assessed by an insurance adjuster, and you have the necessary reports in hand, it's wise to proceed as soon as practically possible. This ensures that you're ready to initiate the repair or rebuilding process promptly. While many insurance policies stipulate that claims must be filed within a year of the incident, it's in your best interest to avoid unnecessary delays.
2. Weighing the Decision to File
Before you leap into the claims process, take a moment to assess whether making a claim is truly necessary. If the cost of repairing the damage is close to or slightly exceeds your deductible, it might be more prudent to consider alternative options. These could include arranging repairs independently or covering contractor costs out of pocket. This cautious approach could shield you from potential rate increases or policy cancellations that could result from filing a claim.
3. The Impact on Your Insurance Profile
It's crucial to recognize that filing a claim can leave a lasting mark on your insurance history. Insurers share data through a system called the Comprehensive Loss Underwriting Exchange (CLUE), which tracks information about past claims, claimants' details, types of claims, and settlement amounts. When you file a claim, CLUE is informed, potentially affecting your insurance rates. This database retains data for up to seven years, impacting your insurance profile during that period.
4. Managing Rate Increases
While certain factors contribute to rate increases, such as credit status, policy tenure, and local claims trends, it's essential to be cautious if you've had a history of multiple claims. If your record shows a pattern of repeated claims, especially for minor damages, think twice before adding another entry to that list. While a single claim or communication with your insurer might not immediately trigger a rate increase, it's advisable to consider the bigger picture before making a decision.
In collaboration with SERVPRO of Western Lancaster County, navigating the complexities of homeowners insurance claims becomes more manageable. Our experienced team can guide you through the process, from understanding the optimal timing for filing a claim to coordinating repairs and restoration. With our support, you can make informed choices that safeguard your insurance profile and help you get back to normalcy sooner.
In conclusion, filing a homeowners insurance claim requires a balance of timeliness and strategic decision-making. By acting promptly while also considering the long-term impact on your insurance history, you can ensure a smoother claims process. Remember, the collaboration with experts like SERVPRO of Western Lancaster County can provide you with the guidance and support you need during this critical time.

Best Ways to Mitigate Fire Risks
8/15/2022 (Permalink)
Home fires are common—more common than you may realize. The modern home has many fire risks, with everything from cooking equipment to electrical malfunctions as a possible cause of residential fires.
How do you mitigate the risk of a fire? Even if a fire does start, there are precautions you can take today that will help keep it from blazing out of control. At SERVPRO of East York, we want to share our best tips, so you can stop a fire early and even avoid fire risks in the first place.
1) Test your smoke alarms regularly
Your smoke alarms are your first line of defense against fires. A modern smoke detector doesn’t just ring loudly like the ones of yesteryear—it’s wired to send alerts to your smart devices, too.
That means a smoke detector can alert you to a house fire even if you’re not at home, so long as you have your smartphone on you. However, that can only happen if the smoke alarms are functioning. You should test them once every six months to ensure they’re working properly.
Here’s how you test a smoke detector: Simply press a button built into the alarm. If the beep is weak, you should change the batteries ASAP. (Modern smoke alarms can even send an alert to your smartphone when it’s time for a battery change, so you won’t have to guess.)
2) Clean your stove and oven and pay attention when cooking
Cooking is one of the most common sources of house fires. It only takes a few seconds for something in the kitchen to catch fire if something goes wrong. You should never leave your cooking unattended.
That’s not just the oven and stove—it’s any cooking device, from a slow cooker (be sure you’re at home when you’re using it) to an outdoor grill (be sure to keep it at a safe distance from your home).
While we’re at it, be sure to wipe down your stovetop after every use to remove food particles. You’ll want to regularly clean the buildup in your oven, too.
3) Invest in a fire extinguisher
Every home should have at least one fire extinguisher. (Bonus points if you have a fire extinguisher for each floor.) Make sure your extinguishers are placed in easily accessible areas with multiple exit routes.
Make sure everyone in the household understands how to use a fire extinguisher, too. There’s a simple mnemonic you can use to teach anyone how to operate it: PASS.
- Pull the pin
- Aim the fire extinguisher at the base of the fire
- Squeeze the handle or level to spray
- Swipe from side to side as you aim and spray
You’ll want to keep up on fire extinguisher maintenance, too. Make sure expired fire extinguishers are replaced and depressurized fire extinguishers are “recharged.”
Mitigate Fire Risks With These Tips
For as many fire risks as there are in your house, there are ways to mitigate them. Be cautious with candles, for instance, and keep your laptops off soft surfaces like blankets, sofas, and pillows.
Want more tips for avoiding house fires and dealing with them quickly? Reach out to our experts at SERVPRO of East York and be prepared to keep future fires from getting out of hand.
The Dos and Don’ts of Waterproofing Your Basement
8/15/2022 (Permalink)
Whether your basement is finished or unfinished, living space or storage space, it is an integral piece of your home’s foundation. For that reason, it can be disconcerting when your basement floods.
If you’ve recently found yourself with a flooded basement, you’re probably asking yourself, “How can I make sure this never happens again?”
We’re here to share with you the dos and don’ts of waterproofing your basement. Contact our team at SERVPRO of East York if you have any questions or want to inquire about our water damage restoration services.
DO Regularly Clean Your Gutters
Your gutters aren’t in your basement, but their main purpose is to keep rainwater away from your basement. If they’re clogged up, they’ll overflow, sending water directly down into your basement instead of siphoning water away from your home’s foundation.
Remember, clogged gutters can happen any time of year. Yes, fallen leaves are the main culprit in autumn, but moss and weeds can gum up the works in other seasons as well.
DO Fix Your Downspout
The downspout is the vertical pipe that moves water out of your gutters and away from your home. If your downspouts are broken and leaking—or simply facing the wrong direction—they may be sending water straight into the ground at the foundation of your home.
You want the water to be carried away from your foundation, so be sure the downspouts are working properly.
DO Check for Cracks
Cracks in the foundation of your basement are among the most common sources of water damage. For waterproofing your basement, you’ll want to identify these cracks and have them sealed up as soon as possible. Water can easily enter your home through cracks in the foundation walls.
DO Look for the Source of Leaks
Cracks aren’t the only source for leaks in your basement. If you realize water is indeed getting past your basement’s best defenses, take some time to find the source of the leaks.
If you’re having problems finding the source, an experienced water damage restoration and repair team can lend a hand. They’ll be able to identify the source of leaks and create a plan to seal it up.
DON’T Ignore Damp Spots
Is there an area of your basement that always seems damp? You shouldn’t ignore these waterlogged sections of your basement. They’re often signs of leaks and cracks in your foundation.
Trace any damp spots you find back to their source, so you can fix the leak or crack.
DON’T Neglect Cleaning After a Flood
A flooded basement is likely to be a mess. You may be tempted to ignore it, but don’t. If water is allowed to sit, it can lead to the rapid buildup of mold (which often starts in the first 24 hours).
Aside from the health risks and structural problems mold poses, it will also impede your efforts to waterproof your basement once the floodwaters have subsided. So, be proactive. Have your basement cleaned out by water damage restoration and repair specialists.
Waterproofing Starts With Water Damage Repair
If a flooded basement has alerted you to the importance of waterproofing your basement, know that you’re not alone. Our experts at SERVPRO of East York are here to serve homeowners like you.
Give us a call for fast 24-hour service after a flood. We can help you assess the damage, remove the water, dry and dehumidify the basement, and restore it to a structurally sound condition. If you need help waterproofing your home and basement, give our team a call today!

After a Fire: Dos and Don’ts
After the fire is extinguished, it’s still important to be careful. Some types of fire damage are not always obvious at first. Here are some steps you can take and some things to avoid post-fire:
Do:
- Act quickly. Call a fire damage restoration company right away. The quicker you can get professionals in for repairs, the greater the odds of minimizing long-lasting damage.
- Air out the building. If it is safe to do so, open windows and doors to reduce smoke odors.
- Change your HVAC filter because it may be covered in soot.
- Care for your houseplants. Soot can kill your houseplants, so to keep them healthy, wash both sides of your plants’ leaves.
Don’t:
- Don’t turn on ceiling lights or fans. There may be potentially dangerous damage to the wiring.
- Don’t wash your walls, carpets, or clothes. If not cleaned properly, you may unintentionally lock in any smoke smells.
- Don’t eat food that may have been stored near the fire. Even shelf-stable and canned goods can become unsafe to eat when exposed to fire and smoke damage.
The Fire Restoration Process
We get to work the moment you give us a call. Once our team arrives, we will begin the fire restoration process, which involves the following:
Fire Damage Assessment
Every situation is unique. Our professionals know how to identify the symptoms of fire damage, so they can determine the extent of fire, soot, and smoke damage.
In some situations, a fire can cause water damage, too, whether from overhead sprinklers or broken plumbing. If that is the case, our fire restoration professionals know exactly how to remove water and dry out your property.
Roof and Windows Protection
One of the best ways to expedite fire damage repair is to mitigate further damage. We will immediately board up any damaged windows and secure protective tarps on the roof.
Smoke and Soot Removal
With specialized equipment, we can remove dark soot, smoke, and ash from your home or business. In addition to removing smoke from the ceilings, floors, and walls, we also have specialized tools to remove soot from:
- Sinks
- Electronics
- Paintings and art
- Kitchen items and more
Sanitizing and Deodorizing
After the soot is gone, traces of fire damage remain. At this point in the process, our professionals will deep-clean your belongings and help ensure they are odor-free.
Restoration
The final step involves returning your home or business to as close to a pre-fire condition as possible. This involves everything from minor repairs, like patching drywall and installing new carpet, to major renovations, like reconstructing a room.

How to Use a Fire Extinguisher
6/27/2022 (Permalink)
We should all have at least one fire extinguisher somewhere in our home. Every business is required by OSHA to have an approved fire extinguisher as well.
But simply having one on the premises isn’t enough. Your safety, as well as the safety of others, depends on you knowing how to use a fire extinguisher. At SERVPRO of East York, we’re here to cover how to use this fire-fighting device properly and put out a fire when it strikes your home or business.
PASS: How to use a fire extinguisher
There’s an easy mnemonic you can use to remember how to use a fire extinguisher: PASS. In the event of a fire, you should retrieve the extinguisher and stand 6 to 8 feet away from the fire. Then, simply:
- Pull the pin on the fire extinguisher
- Aim the extinguisher nozzle low, at the base of the fire
- Squeeze the handle or lever to release the extinguishing agent
- Sweep the nozzle back and forth, all while keeping it aimed at the base of the fire
With this simple set of applied hand motions, you may be able to extinguish the flames. If you’re unable to put out the fire, you’ll want to get to a safe place—and we’ll show you how to prepare to do just that.
How to get to a safe place
It takes some planning to get to safety–planning before the fire, we mean. Before you even install a fire extinguisher in your home or business, you’ll want to think about where is best to place it.
Make sure you’ll have multiple exit options nearby after you retrieve it. Your fire extinguisher shouldn’t be stored someplace distant from all exit paths.
Of course, you can’t plan for every possible fire scenario. If the fire is in the path of the extinguisher, you’ll need to consider whether it is safer to retrieve it or safer to get yourself out of the building.
Don’t neglect fire extinguisher maintenance
Earlier, we said simply having a fire extinguisher isn’t enough. Well, having one and knowing how to use one isn’t enough either. You need a fire extinguisher that’s in good working order, and that means regular maintenance. But how do you go about maintaining a fire extinguisher?
First, every fire extinguisher comes with an expiration date. After this date, the extinguishing agent will go bad and may not be effective against the flames. If your fire extinguisher is expired, it’s time to have it replaced.
Secondly, keep an eye on the extinguisher’s pressure needle. It should always point to the green zone. If it drops to the red zone, it doesn’t have enough pressure to release the extinguishing agent. You’ll need to add pressure or “recharge” the extinguisher through a certified fire services company.
Be prepared for a fire
The best way to be prepared for a fire is to (1) have an exit plan and (2) have a working fire extinguisher and know how to use it. In the event of a fire, call the fire department as soon as you can safely do so. They have the equipment and manpower to put out the blaze.
After the fire, contact us at SERVPRO of East York for your fire damage restoration and repair needs. We can restore your home or business to its pre-fire condition so life can get back to normal faster.
